留学生租房

在伦敦租房,其实可以很安心

押金有法律保护,费用有法律上限,剩下的就是找对房子和讲清规则,这是我们的工作。

    确定预算与区域

    伦敦东区(斯特拉特福德、Hackney Wick、Mile End 一带)交通方便、新房多,是留学生的主流选择。整租一居室与合租单间价格差异很大,先定预算再看房,不浪费时间。

    看房(可视频)

    人还没到英国?我们做视频看房,镜头会对准您最该关心的地方:热水器、窗户、霉斑、水压,不只拍好看的角度。

    预订与押金

    确定房源后支付预订金(法律规定不超过一周租金)。正式押金一般不超过五周租金,必须存入政府认可的押金保护计划,这是法律要求,不是中介的恩惠。

    资格审核与担保人

    留学生通常没有英国收入记录,房东可能要求英国担保人或预付部分租金。哪种方案对您更有利,我们会直接告诉您,并在出价前谈清楚。

  5. 5

    签约与入住

    签约前我们逐条解释合同关键条款。入住时核对物业清单(inventory)并拍照留证,这是退租时拿回押金的关键。

  6. 6

    租期内的支持

    维修问题直接联系我们处理。燃气、电路与烟雾报警器的年检是房东的法律义务,我们替您盯着。

费用透明:根据英国《2019 租户费用法》(Tenant Fees Act 2019),中介可向租客收取的费用被严格限制。任何要求您支付高额“中介费”“看房费”的行为都值得警惕。完整的合法费用清单见费用说明(英文)。
