Where are you based, and where do you cover?+

Our headquarters are at 12 Marshgate Lane, London E15 2NH. We work predominantly across London and take instructions nationwide.

Selling

Is the valuation really free and without obligation?+

Yes. And we put in writing that we never inflate a valuation to win an instruction. You'll get an evidence-based figure explained line by line.

What is The Silent Market?+

Our private, off-market channel: your home is presented only to registered, qualified buyers, with no public listing. Ideal for sellers who value discretion; many combine it with a later open-market launch.

Can you arrange a fast cash sale?+

For eligible properties, yes: a direct cash purchase where the property suits, or an introduction to cash buyers whose funds we have verified. Completion can be targeted in as little as 7 days for legally ready cases, and never promised to everyone. A cash route usually means a price below the open market, and we show you both figures first.

What will selling cost me?+

Fees depend on the property and the selling route, and are agreed in writing before you instruct us. There are no surprise extras added later.

Letting & landlords

Which service level should I choose?+

Let Only if you're hands-on and nearby; Full Management if you want everything handled; Rent Collection in between; Guaranteed Rent if income certainty matters most. We'll recommend honestly. Including the cheaper option when it fits.

How does Guaranteed Rent work?+

We pay you an agreed fixed rent every month, whether the property is occupied or not, and voids and arrears become our problem. The guaranteed figure sits below full market rent: that gap is the transparent price of certainty, and you see both numbers in writing before you decide.

How do you keep me compliant?+

Deposit protection, gas and electrical safety, EPCs, licensing checks and Renters' Rights Act guidance are built into management. And our free compliance review covers self-managing landlords too.

Do you handle HMOs and room lets?+

Yes, as a specialism: room-by-room advertising and rent collection, licensing guidance for your borough's current schemes, and management of shared areas.

Renting & rooms

What fees can I be charged as a tenant?+

Only those permitted by the Tenant Fees Act 2019. Rent, a capped refundable deposit, a capped holding deposit, and limited default charges. Our tenant fees page sets out the full list.

How do I register for rooms before they're listed?+

Use the room requirements form on our Rooms to Rent page, tell us your budget, move date and preferred areas, and we'll contact you when something matches.

Block management

Can you take over our block from another agent?+

Yes. There's a notice period under your current contract, then a structured handover of funds, records and contractor arrangements, which we manage for the board.

Do you support Right to Manage?+

We support RMCs and leaseholder groups through the process and act as managing agent once the right is acquired.
