Block Management
We manage blocks on behalf of RMCs, freeholders and Right to Manage companies, with a focus on transparency and building safety.
The short answer
We manage residential blocks for RMCs, freeholders and Right to Manage companies: transparent service charges, Section 20 run properly, fire safety coordinated, and accounts leaseholders can actually read. One named contact for the whole building.
Guidance and support for leaseholders exercising their Right to Manage.
Day-to-day management support for Resident Management Companies and freeholders.
Transparent budgeting, collection and year-end reconciliation.
Collection and administration in line with current leasehold legislation.
Full consultation process management for major works.
Coordination of fire risk assessments and remedial works.
Since the Building Safety Act 2022, freeholders and managing agents of higher-risk buildings have new statutory duties, including appointing an Accountable Person and maintaining a “golden thread” of building information. We help RMCs and freeholders understand and meet these obligations.
This is general guidance, not legal advice. Every building’s obligations depend on its height, use and risk profile. Always confirm requirements with a qualified fire safety professional.
Usually far easier than boards expect. There is a notice period under your existing contract, then a structured handover of funds, records and contracts. We manage that process for you.
The statutory consultation landlords and RMCs must run before major works or long-term agreements above set cost thresholds. Skipping it can cap what you recover from leaseholders. So we run it properly.
Transparent annual budgets, demands issued correctly, funds held appropriately, and year-end accounts leaseholders can actually read.
We coordinate fire risk assessments and remedial works, and help boards understand their duties. Including Building Safety Act obligations where they apply to your building.
