Speed, with the trade explained
A cash-buyer route can be useful when a seller needs discretion, fewer viewings or a shorter path to completion. Depending on the property, that means a direct purchase discussion with a clear written offer, or an introduction to a verified cash buyer or investor whose funds we have already checked.
It is not the right answer for every home. The price may be lower than a full open-market campaign, because the buyer is taking on speed, condition and transaction risk. We keep that trade clear from the start: if traditional sale, Silent Market or auction would serve you better, we will say so.

Important
We will not tell every seller that a 7-day completion is available. Any fast sale is subject to valuation, survey, legal title, buyer funding and due diligence, and your own circumstances: solicitors, searches, lender restrictions, ID checks and how quickly documents can be provided all set the real pace.
The promise we can make is clearer: you will get an honest route recommendation and, where a cash-buyer path is suitable, the timeline and trade-offs will be set out before you commit.
Seller protection
This market has earned its scepticism. These are the standards we hold ourselves to, and the ones you should demand from anyone else too.
Any buyer we introduce has already evidenced their funds to us, and you are entitled to see proof before you commit to anything. A genuine cash buyer never minds being asked.
The review is free, and there is no charge for receiving an offer or for walking away from one. If you do instruct us, fees are agreed in writing first and nothing is added later.
An offer should only change for things the review could not see: title defects, survey findings, or lease and tenancy details that surface in legal checks. If that happens, you get the reasons and the evidence in writing, and you remain free to walk away.
Tenanted properties can sell to investor buyers with the tenants staying in place and the tenancy continuing under the new owner. If that is your situation, we will explain how the tenancy affects price and timeline before you decide anything.
