    明确目标

    自住陪读、子女留学住所,还是长期出租投资?目标不同,选房逻辑完全不同。新房期房与二手房各有利弊,我们会直说,不替开发商说话。

    资金准备与合规

    英国法律要求对所有买家进行身份与资金来源审查(AML)。提前准备资金流水与来源证明,交易会顺利得多。这一步做得规范,保护的正是您自己。

    看房与出价

    我们替您实地看房并如实汇报,包括缺点。出价策略基于真实成交行情,而不是挂牌价。谈判由我们代表您进行。

    聘请律师(Conveyancer)

    英国买房必须通过持牌产权律师完成。我们可以推荐有中文服务经验的律师行,但选择权始终在您。

    税费心中有数

    交换合同到交房

    交换合同(exchange)后交易具有法律约束力,之后是完成交割(completion)拿钥匙。如果房子用于出租,我们的托管团队可以无缝接手。
